The West Village would probably be the part of the Village where the

"East Village" is a realtor name for the northern part of the Lower East
Side. Gentrification has been somewhat successful there.

Gramercy Park is at the south end of Lexington Ave., 20th-22nd Sts.
Irving Place runs from it down to 14th St. on the Lexington alignment.

If realtors are referring to a "Flatiron District," it's around the
Flatiron Building at the intersection of Broadway & Fifth Avenue at 23rd
St.
