JK,
I think for the most part many of these homes were paid
for in cash. I think most of the vacancys are caused
by old people dropping dead.
Also check out Del Webb's Sun City in Summerlin,
probably less or no speculation, established around
1990.

Have you come to that "thinking " conclusions after 10 drinks?
What is the basis for your statements?

Well John,
I'm in Del Webbs Sun City Summerlin five days a week
for the last three months. It is the same houses for sale,
without any noticeable increase of "FOR SALE" signs.
I personally know an owner of a homecare business
with many clients in poor health that require 24/7
assistance in the area.
Sun City Summerlin will be in existence almost 20
years, the original yougest buyers would be
approaching 75 years.
This is also a golfing community, many retirees
probably moved from elsewhere and I'm
sure many paid cash for their homes.
Maybe I should add to many people dropping dead,
others are in poor health and they end up living with
family members.
The point I wanted to make is that these people
are not affected by the economic times or
morgage meltdown. The older senior communities
will and are probably the more stabler in the housing
market as speculation did run rampant in that time
period.

forclosures in my area, but these houses were built before the boom,
so aren't held by investors.
My logic in buying in THIS particular community was that since it was
still under construction I thought that the population would most
likely be younger. But there's really no way to know that in
advance... indeed the man I bought the house from was 90... they were
moving to be closer to her daughter and grandson. The only other
seller I got to meet said they'd been living here part time and
decided to switch to full time, so were looking for a larger home.
I've been here almost five years, and in that time only one of my
neighbors had died. OTOH, a couple of blocks away one couple's adult
son died. It's a trade, no kids all the time for occasional
ambulances. | |
