so it doesn't matter what you have done or know. No one will listen and you
can not buy in to the game. Hey, let buildings remain vacant for 10 years
while young folk gravitate past the strip.

If you are interested in this project, go
get a local attorney to help you. Go to city
hall and learn who currently owns the property.
If they want to sell it, get an
appraisal. The value of the land/building
is the only thing that lenders will be
interested in.

Prepare to have at least 25% down payment, plus
enough cash to make whatever improvements you
want to make, plus several months cash for
utilities, insurance, taxes, advertising and
payroll.

Don't rely on any public funding for a
business that will complete against existing
businesses.

Don't assume that the Mayor reads this
NG, and if he does, don't assume that he'll
contact you.
